Real Estate Agents are now adopting facebook as a great place to syndicate property listings and notify their sphere of influence and community of new inventory.  Facebook is a highly effective marketing platform for Agents.  On the flip side, it can also be just another place Agents teach their prospects to ignore them.  

Just like sending out boring email newsletters about the real estate market and nonsense no one cares about, agents can bore their facebook friends to death too. If you bore your social media connections your edge rank will go down and your listings will get little to no exposure in the news feed.  And, if you think people are checking your page on a regular basis, think again, it ain’t happening.  You are forgotten on facebook in the blink of an eye.  Especially if you’re boring.  

Agents must also remember when posting listings on facebook that the post needs to be seen by other agents in your marketplace.  After all, an agent’s best customer is another agent.  The general public does not show up at your listing with a contract in hand.  Agents do!  That’s why you need to market your listings to other agents as much as possible.  [bring me a buyer]

We live in an A.D.D. society.  When you are attempting to engage someone on facebook, you need to make it as easy as possible to take the actions you want them to. i.e clicking a link.  When you post your listings on facebook never say things like “New house on the market message me for details” or “New listing on Lockwood 2/4 with 2000 sqft”  You are probably guilty of doing just this.  And if you have done it often you probably wondered why no one liked or commented on the post.

When you post things like; “New house on the market message me for details” it is so bland and redundant it’s absurd.  Of course there is a new house on the market, good for you.  Where the hell is it?  How big is it?  Is it a fucking trailer home or a brick home?  New homes come to market every single day, tell me something I want to know not just bland BS.  Give us some more details.

When you post things like; “New listing on Lockwood 2/4 with 2000 sqft” you give us a little more detail but where the hell is ‘Lockwood’?  Not everyone that’s your friend on facebook knows what areas you serve and those neighborhoods inside and out like you do.  Be sure to at least mention the city the home is in.  

You also want to make sure you don’t offend or pester other people by ONLY posting your real estate listings on facebook.  Be sure to mix it up a bit.  Post about your kids, your hobbies, your musings and other things people would want to engage with.  I’ve prepared this short video that teaches you the easiest, fastest way to post your real estate listings on facebook for engagement.  Many Agents are selling homes on social media, let me show you how they do it, just watch this video.
