I was at my nephew Cooper’s high school graduation ceremony at his church this past week and  the other kids roasted the Seniors.  It was quite comical.  One of the biggest things that stuck out in my mind is how all the kids made fun of each other using instagram and twitter.  Out of a 2 hour ordeal with over 50 seniors, facebook, linkedin and google+ were never once mentioned.  

Before I elaborate on that last point, I want to alos point out that according to NAR the average age of a Realtor is 55 and the average age of a homebuyer right now is 33.  Thats a 22 year gap.  Before long, that same gap will exist between the next generations.  If you are not careful, you could be prospecting on facebook and your prospects be hanging out on instagram. 

It’s important to familiarize yourself with up and coming technology.  Just because your generation is not using certain technologies right now, does not mean those technologies aren’t worth utilizing.  After all, most of the popular sites such as instagram have been bought up by the usual suspects when it comes to tech M&A.  Instagram was bought by facebook and yahoo just bought tumblr for $1Billion.  If it’s worth a billion to yahoo, don’t you think you should take a look into it?

We are swiftly becoming an overly visual society.  The old saying “A picture is worth 1000 words.” will need to be adjusted to today’s social media world.  “A picture is worth 1000 words, 1000 likes and 1000 comments.”  The visual side of social media really exploded when people used rotten e-cards and funny pics on facebook.  From there we got used to taking pictures of what we see, posting it along with our input.  This is the norm in today’s social media but just 13 months ago it was not.  

If you know people enjoy looking at photos enough for facebook to pay $1.8Billion and you know there are over 100 million users on instagram, it’s time you put your listings on there.  It’s simle to put a home for sell on instagram.  You take the photos you have, upload them to instagram on your phone, and in the photo description describe the home and leave a link to the website they can find out more info about the home. 

Recently instagram has enabled people to surf, like and comment from the web.  in the past it was only accessible from a mobile device.  More people than ever are on instagram and they are spending hours each week surfing.  You have an opportunity to mark your space out on instagram.  To create hashtags, to use search friendly keywords in  your posts and all the other great marketing tactics you may know.  

The bottom line is, if you are not using all the mediums you can to get your marketing message out you are missing out.  Don’t be one of the people who does not embrace change and gets left behind.  Get ahead of the game and start using any and every technology you can to boost your brand.
